You are currently viewing Cold Room Cost in Saudi Arabia: What Determines the Price?

Cold room cost in Saudi Arabia depends on four things: the room’s size, its temperature, the equipment selected for the climate and the conditions on your site. No fixed price list exists. Panel, steel and equipment prices change, so a current written quotation is the only reliable figure. This guide shows what you pay for, where you can save safely and what to send to get an accurate quote fast.

Why this guide gives no price per square metre

Cold rooms and freezer rooms are built to order and floor area is a poor measure of their cost. Two rooms of 12 square metres can differ in height, temperature, daily product load, door type and distance to the outdoor unit. One holds drinks at +4 °C inside an air-conditioned shop. The other holds frozen meat at -18 °C behind a hot kitchen. Their prices have little in common.

Prices move with the market too. A figure from last year or from a friend’s project tells you little about your room today. So check the validity date on any quotation and ask for an update if your decision takes time.

What you pay for: eight cost components

ComponentWhat raises the priceWhere you may save safely
Insulated panelsA larger or taller room, thicker panels for freezers, stainless steel skinsPre-painted steel skins where stainless steel is not required. Never go below the thickness the temperature needs.
Refrigeration unitHigher capacity, low temperature duty, selection for high ambient, brand, a standby unitA unit sized from a heat load calculation instead of a guess. Never accept less capacity than the calculation shows.
DoorA wider opening, sliding or rapid roll doors, heaters on freezer doorsA hinged door where only people and trolleys pass. Keep the strip curtain.
FloorAn insulated floor for freezers, a finish rated for pallet trucks, a recess in the slabA chilled room on a sound slab can sometimes use the existing floor. Let the contractor confirm it.
Electrical worksLong cable runs, a new breaker or a supply upgrade, a larger control panelPlace the room and the unit near the power source. Never drop phase and voltage protection.
InstallationDifficult access, crane lifting, night work in malls, long pipe runs, civil worksA site that is clear, level and ready with power and drain on the first day.
MonitoringMore probes, data logging, remote alarmsStart with the alarm and the temperature records your operation needs. Add remote features later.
ServiceLonger warranty cover, more preventive visits, faster response termsTrain staff to do the daily and weekly checks. Never cut condenser cleaning.

Why a freezer room costs more than a chiller room of the same size

A freezer room at -18 °C and a chiller room at +2 °C can share a footprint and still sit far apart in price. The freezer needs more of almost everything:

  • Thicker panels: typically 120 to 150 mm against 80 to 100 mm.
  • An insulated floor.
  • A larger refrigeration system. The gap between room temperature and outdoor temperature is wider and a compressor delivers less capacity at low temperature.
  • Electric or hot gas defrost in place of simple air defrost.
  • Heaters on the door frame and the drain line plus a heated pressure relief valve.

The difference carries on in the electricity bill. For the technical comparison, read our guide to cold room vs freezer room.

Purchase price versus running cost

You pay the purchase price once. You pay for electricity, maintenance and repairs every month. A cold room runs day and night for years, so the running cost deserves a place in the decision.

Some choices raise the quotation and lower the bills: thicker panels, a unit selected for Saudi summer conditions, EC fans, LED lighting, demand defrost and a strip curtain. Others cost little or nothing: the correct setpoint, door discipline and a clean condenser.

To compare offers on running cost, ask each bidder for the unit’s power input at the design outdoor temperature and the planned running hours per day. Multiply the two for a first estimate of daily consumption. Our guide to cold room energy efficiency in Saudi Arabia goes further.

How to compare two quotations line by line

  1. Check that both offers answer the same brief: the same internal dimensions, room temperature and product load.
  2. Find the design outdoor temperature in each offer. Capacity stated at 35 °C is not capacity at 46 °C.
  3. Put the specifications side by side: panel thickness and core, unit brand and model, evaporator and defrost type, door type and size.
  4. List what each total includes: floor, electrical supply, transport, lifting, drain line and commissioning.
  5. Read the warranty and service terms. Note the period, what is covered and who responds to a breakdown.
  6. Ask each bidder to price the gaps you found. Compare the totals only after that.

The full checklist of what a quotation should contain is in our guide to choosing a cold room company in Saudi Arabia.

What makes a quote suspiciously cheap

  • The price arrived before anyone asked what you store.
  • No model numbers, so you cannot check capacity, the 60 Hz rating or suitability for high ambient.
  • Capacity quoted at a mild outdoor temperature. The same unit delivers less in a Saudi summer.
  • Panels thinner than the typical range for the room temperature.
  • A freezer offer with no insulated floor, no door heater or no pressure relief valve.
  • Electrical work, transport, lifting or the drain line appear nowhere.
  • No commissioning tests and no written warranty.

A low total built on missing items is not a saving. You pay for the gaps later as extras, electricity or lost stock.

What to send for an accurate quotation fast

  1. City, district and type of site: mall unit, kitchen, shop, warehouse or outdoor yard.
  2. The space available: length, width and clear height, with photos or a sketch.
  3. Each product and its storage temperature, confirmed with your supplier and the applicable SFDA requirements.
  4. The stock the room must hold and how you store it: shelves, crates or pallets.
  5. The quantity that enters per day and its temperature on arrival.
  6. Working hours and how often the door opens.
  7. Where the outdoor unit can stand and its distance from the room.
  8. The power supply available and the distance to the main board.
  9. Access limits: stairs, lift size and permitted working hours.
  10. Extras to price: shelving, monitoring, a strip curtain or a standby unit.

Frequently asked questions about cold room cost in Saudi Arabia

Is there a standard price per square metre for cold rooms in Saudi Arabia?

No. Height, temperature, product load, door and site conditions change the price of two rooms with the same floor area. Treat any per-metre figure as a rough guess, not a quotation.

Does a room twice the size cost twice as much?

Usually not. The door, the controller and part of the installation work stay the same while the panel area and the refrigeration capacity grow. If you expect to grow, ask for prices on two sizes.

Is a used cold room a good way to cut the cost?

It can be, with checks. Used panels may hold moisture, panel locks can get damaged in dismantling and the unit may run on R404A, a refrigerant being phased down in many markets. Check the nameplate for 60 Hz and add the cost of dismantling, transport and reinstallation. If you already own a room, a refurbishment or upgrade may cost less than a replacement.
